1. What PropScore is
PropScore is an information and analysis tool. It reads a property listing you provide and produces an explainable investment score and research report. It is not a property marketplace, and it does not list or advertise other people's properties.
2. Not financial, legal or tax advice
Every report is decision-support for information purposes only. Figures (valuations, yields, taxes, appreciation) are estimates, often web-sourced, and may be incomplete or out of date. They do not constitute financial, legal, tax or investment advice. Always verify with qualified professionals and official sources before making any decision. You are solely responsible for your decisions.
3. Your account
You must provide a valid email and keep your password confidential. You are responsible for activity under your account. Don't share your login or attempt to access other users' data. We may suspend accounts that abuse the service.
4. Acceptable use
Use PropScore only for lawful purposes and for your own analysis. Don't scrape, resell or redistribute the data or reports, overload the service, or use it to build a competing dataset.
5. No warranty & liability
The service is provided "as is" without warranties of accuracy, completeness or fitness for a particular purpose. To the maximum extent permitted by law, PropScore is not liable for any loss arising from use of the service or reliance on its outputs.
6. Privacy — what we collect
- Your email and password (stored only as a secure hash — never in plain text).
- The listings you analyze and the reports you generate/save.
- Basic technical logs needed to run and secure the service.
7. How we use your data
To run your analyses, show your portfolio, provide market data and improve the service. We do not sell your personal data. Aggregated, anonymised market figures (e.g. €/m² by zone) may be shown on public market pages, but never tied to you. We use a single session cookie to keep you signed in. You can request deletion of your account and data by contacting us.
8. How long we keep data (retention)
- Account data (email, saved analyses, alerts): kept until you delete your account.
- Access logs (IP addresses, request metadata): up to 90 days, then purged.
- Pasted listing text and other transient fetches: 24 hours.
- Market/report caches: 1 hour to 30 days depending on the data type.
- Alert history: up to 12 months. Archived saves: removed 6 months after archiving.
9. Your rights (access, export, erasure)
You can export everything we hold for your account as JSON, or permanently delete your account and all its data, at any time from your account settings — or directly via export (while signed in). Deletion is immediate and irreversible: your profile, analyses, saved properties and alerts are removed. Under GDPR (EU/Ireland/UK) and LGPD (Brazil) you also have the right to rectification and to lodge a complaint with your data-protection authority.
