Brazil

What we assess: asking price per m² (in R$ and €), realistic rents, IPTU and transfer taxes, how rental income is taxed, and how easily it resells.

The local risks we flag:

  • Off-plan delivery risk — the builder's track record.
  • Safety & location — the block-by-block reality.
  • No central record of what actually sold.
  • Building fees and running costs that quietly eat the yield.

Ireland

What we assess: zone prices and rents, LPT and stamp duty, rental income tax, and time on market.

The local risks we flag:

  • Rent caps — limits on what you can charge.
  • Vacancy and the vacant-property tax.
  • Derelict-site status and grants — the upside and the obligation.
  • Planning and Part V constraints.

United Kingdom

What we assess: zone prices and rents from real comparable sales, stamp duty (including the extra-property surcharge), how rental income is taxed, and how easily it resells.

The local risks we flag:

  • Lease traps — short leases, ground rent, extension cost.
  • Cladding safety certificates that can freeze a resale.
  • Service charges and major-works bills.
  • Leasehold vs freehold and what each does to resale.
